Can we find treasures in our lands even when it doesn't tell us a treasure has been found or only when it says that in a certain land?

Ohh I thought it was damage dealt regardless of armor not a % chance. I have a +45AP spear, should I ditch it for a +15-20 damage weapon?
Half damage used in 1 hand obviously doesn't apply to AP right? Just making sure
